Requirements Checklist
Executive Summary on financing request, detailing the transaction, the borrowing entity, and all principals. Please include a statement on use of proceeds (if refinancing).
Physical description of the Subject Property, including year built, construction type, amenities, recent capital improvements, and square footage breakdown.
Scope of work on recent property rehabilitation and/or capital improvements.
Income and Expense Statements of the Subject Property for the past three (3) years and Year to Date.
Rent Roll with all the following information:
Tenant name, description of operation, lease dates, rent paid, payment status, approximate square footage, and any tenant concessions or reimbursements.
Sales History for major tenants (if percentage leases are in effect for major tenants)
Current Financial Statement for Borrowing Entity (not more than Six (6) months old).
Current Financial Statement for Borrowing Entity (not more than Six (6) months old).
Past Three (3) years Tax Returns for Borrowing Entity.
Past Three (3) years Tax Returns for each Principal.
Resume for each Principal detailing Real Estate experience.
Executed Contract for Sale (if purchasing) or Current Mortgage Information (if refinancing).
Color photographs of subject property (front, facing, left and right of Subject Property; photos of tenant spaces).
